Overview

There has been a fundamental shift in the retail sector of the economy towards e-commerce combined with a drive for supply chain efficiency. As a result, there is a substantial need for more high-quality logistics space in well-connected motorway locations. At the moment, Cherwell is unable to meet this demand but Axis J10 is ideal to do so.

Driven by the internet and e-commerce, company supply chains are evolving to be faster, more reliable and more sustainable.

This means there is a significant requirement from businesses for large purpose built logistics buildings in strategic locations such as the M40 and A43 intersection.

Our proposals at Axis J10 respond to that market need and will:

  • Provide approximately 3 million sq ft of high-quality logistics space
  • Put logistics facilities where they can be best connected – in this case on Junction 10 of the M40 at the intersection with the A43
  • Keep large scale logistics operations away from residents and larger built up areas
  • Minimise congestion and the impact of HGV movements with access straight onto the strategic road network: A43 and M40
  • Have zero carbon buildings within an overall development masterplan which focuses on sustainability
  • Result in a 10% biodiversity gain from extensive and masterplanned landscaping and planting
  • Help Cherwell to attract businesses and investment by having the large-scale logistics buildings that modern occupiers want and which are not currently available in the district
  • Create thousands of new jobs and an influx of investment
  • Be based on green infrastructure and designed to respect the site’s landscape setting and the environment
