Logistics buildings need to be well connected to the strategic highway network – everything about Axis J10 is focused on putting these facilities where they can be most effective.
M40 J10 is a prime location for logistics with excellent access to destinations served by the M40 (Birmingham, London, Oxford) and the A43 (Towcester, Northampton and onward connections via the M1).
Our proposals are informed by comprehensive traffic and highways assessments and detailed modelling. With the improvements included within the proposals, we can ensure that commercial and employee vehicles can get to and from Axis J10 smoothly and efficiently.
The buildings we are proposing would typically be national and regional distribution centres (RDCs) for major business operators or specialist third-party logistics providers (3PLs). This means they will serve a strategic supply chain function and not be a parcel depot.
The uses here will not include ‘direct to home’ parcel and package delivery meaning we will not have the levels of vehicles and movements associated with that type of use.
A prime benefit of the location is also the fact of M40 J10 being relatively undeveloped in terms of residential property – the site is away from towns and villages meaning vehicles can connect directly into the strategic road network without travelling past many homes and existing built-up areas.
Aside from commercial traffic, our proposals include a number of sustainable travel measures designed to help staff get to and from their workplaces easily and sustainably.
Our traffic surveys and plans are designed to ensure the minimum impact of vehicles coming to and from the development on the community and existing road users.
We will also be investing in improvements to the wider area including a new and dedicated cycle lane from the Baynards Green roundabout to Bicester.
These include:
- On-site bus stops and connections – to provide straightforward bus links to the site
- Extensive EV charging points – attached to buildings and across the park
- A Green Travel Plan – to achieve the highest standards of travel sustainability
- Working with occupiers to encourage sustainable and active travel choices and reduce employee private car use
- Coherent network of footpaths and connections – connecting into existing rights of way
